You won’t miss any of your favorite shows with the swiveling 40” SmartTV in the over-head bunk/living room or the 32” SmartTV in the Master Bedroom. Each TV is loaded with Netflix, YouTube TV and numerous other streaming services. You can also enjoy your favorite tunes on the Bluetooth/Radio with indoor/outdoor speakers. You will find a fully stocked indoor kitchen, including a refrigerator, 3 burner gas stove, oven, microwave, and sink. The kitchen is fully stocked with pots/pans, plasticware and kitchen utensils. There is a spacious full bath with sliding glass surround shower, along with an outdoor shower with hot and cold water. A passenger-side full-length awning with LED lights provides ample shade and a relaxing place to spend an evening. This RV is boondock ready with a quiet 4000watt Onan generator that will run both AC units, 50 gallons of freshwater, 40 gallon heated black (toilet water) water holding tank, 40 gallon heated gray water tank, and 30lbs of propane to run the water heater, furnace, stove and oven. Take our brand new 2022 Champion Hitch 17 BHS out for an adventure! Our camper sleeps 5 comfortably between the queen bed, bunks and dinette, though depending on the age your kids you could sleep more if needed. Due to the size and weight of this travel trailer it is half-ton towable. (We tow it with a 2016 Ford Transit) You will need a 7 way plug and receiver hitch. A trailer brake controller is required, if you do not have one we can provide a bluetooth controller for an additional fee. We will go over everything with you so that you have a working knowledge of the trailer, and we will be available by phone to answer any questions that you may have on your journey. **DELIVERY** We will happily deliver to Xtreme Offroad Park and Beach in Crosby Tx for an additional fee. Outside of this please ask about delivery. We will accommodate where we can. If you choose to have the camper delivered, we will set it up as well as empty the tanks for no additional cost! In general if you work with us, we will work with you! We keep the camper stocked with the essentials, Pillows/Pillowcases, sheet, and blanket for each bed including the dinette. (The queen bed has 2 pillows/pillowcases) Cookware, Dinnerware and Flatware (For 5) Small coffee pot, 2 mugs and coffee/filters Dish soap, Cleaning items Bath Towels, Wash Cloths (For 5), Dish Towels Small outdoor rug Camper has an outdoor table that attaches to the fender well on either side. We have camping chairs that can be included upon request. We highly recommend our guests to take the camper to any local state park for an enjoyable experience in nature. You don't have to go far to have a great time. Absolutely no smoking of any kind in this travel trailer. Pets will be considered on an individual basis, just ask. If we find evidence that you have broken any of these rules, you will be subject to loss of deposit as well as a cleaning fee of up to $200. Please treat this travel trailer with respect. Return it in the same condition and state of cleanliness as you received it or you will be subject of a cleaning fee up to $200. Our toy hauler sleeps 6: * Queen bed in Master Bedroom with overhead cabinets and side closet * Kitchen table converts to small bed * Garage area: Your choice of two benches and a table..perfect for hanging out, of if you need additional sleeping room, then you can either have two twin beds or by adding an extra piece, we can convert that into a king! (see photos). This area will sleep 2 very comfortably and includes a Smart TV. When not in use, the bed can be removed to make room for your toys! Wheel chocks are also provided for your toys. Garage dimensions are: 6' x 7'.5" at ramp/opening and garage area is 10' long $4 per mile round trip to deliver/set-up

RV Rental Delivery and Set-Up available for an extra fee. 10 person RV with 1 King Bed, a bunkhouse with 1 Queen bed (that folds up as a couch or twin bed) and two bunk beds, plus a 4 person dinette that makes into a full bed and a sofa that makes into a full bed. Shower has upgraded shower head and the hot water heater refills quickly so everyone gets a hot shower. 3 flatscreen TVs (master, main area, and bunkhouse) plus DVD player in living area. Speaker system outdoors, along with an electric retractable awning that's lighted. Outdoor kitchen area has fridge and a sink (blackstone griddle included for additional fee). Outdoor mat included as well as dustbuster, broom, and swiffer to keep things clean. 50 amp required to run both AC systems (one in the master and one in the main area) though we do include an adapter that will allow a 30 amp hookup with only 1 AC being used. Two 30 lb filled propane tanks included which was enough for our family of 5 for a week trip in the Spring. Return them full (recommended, just show us your receipt) or we can fill them for you for $75. We tow this with our 2017 F-150 V-6 Ecoboost with tow package. The dry weight is 9,248 lbs with a max load of 11,248 lbs. This trailer is 38.9' long. A weight distribution hitch and sway bar will be included to make towing safe and easier.
