Come and enjoy the beautiful riding of Northwest and River Valley Arkansas. I'll host you here at my Camp Cove that's located on the Arkansas River between the Boston and Ozark Mountains. The toy hauler will sleep 4 very comfortably. There is also the TireLoft above the garage that will sleep 4 for an additional rental fee. There is a small AC unit and a fan up there for your comfort. There is a half bathroom in the garage as well. The patio is equipped with a Blackstone grill, gas and charcoal grill and also stainless cooking surface with many of the essentials you'll need to pull off a great menu. There are all the practical stores nearby within 15 minutes should you need anything. There's room for your motorcycle trailer in my yard and your truck. In the event of inclimate weather, there is covered motorcycle parking on the back patio or I'll make room in the garage. Please understand, you'll camp here. You will not take the toy hauler elsewhere to camp.
The Campfire” is a 2020 Keystone DB29 and is the epitome of social distancing and is the perfect camper to get out there and enjoy the great outdoors! This RV has everything you need to be comfortable while encouraging you to explore and have fun! The bunkhouse area in the rear is great for the little ones and can easily sleep 4. If more space is needed, the sofa folds out into an additional sleeping area. And for the parents, the private bedroom features a queen size bed. The bathroom has interior and exterior entry, along with a shower. The outside kitchen features a TV, fridge, cabinets for additional storage. Our goal is to make this an enjoyable and stress-free adventure that you will remember for years to come. Speaking of a stress-free adventure, we offer a grocery service if you prefer to have the cabinets and fridge stocked upon your arrival. Let us know in advance if this is something you are interested in. DELIVERY/SETUP/BREAKDOWN ONLY ACROSS ALL OF NWA AND THE SURROUNDING AREAS. This trailer is 25 feet from tongue to lights . It has 21 feet of space . There is a full bathroom shower toilet and sink. The kitchen has a microwave oven stove top and sink . There is a toaster oven a full size refrigerator. Which will run on gas or shore power. There is 40 gallons of fresh water 27 gallons of Grey and 27 of black water. There is a queen size bed ,a couch that folds in to bed and the kitchen table into a bed. There also a radio with Bluetooth with outside or inside speakers. Also there is a 19 inch TV by the bed that can move to be seen almost anywhere in the trailer . I also have a small gas BBQ in trailer for outside cooking. It takes the small bottles. I even have a generator that can go with the trailer for a additional cost I Of 40 for the hole rental ot will include 2 gallons gas for it

This little R-Pod is the way to travel with everything you need and get decent gas mileage. Any 6-cylinder SUV or truck can pull it at 2900 lbs. I pull it with my Lexus SUV. It has a 2-inch ball and an automatic hitch with a 7-prong plug for brakes and lights. It has a Queen size bed, and a separate small bath with a shower, toilet, and sink. Also has a dinette that makes it into a full-size bed. Also comes with a slide-out, a kitchenette with sink, 2- burner stove, 3-way refrigerator, and microwave-convection oven. TV/DVD player, heat and air. Comes with pots and pans, cooking utensils, hot pads, paper towels, coffee maker and coffee supplies, plastic dinnerware, cups, picnic silverware, bedding and towels, 4 folding chairs, a camp stove, and dishwashing supplies, a water hose, sewer hose, gloves. TP and toilet deodorizer. Renter must supply small propane tanks for the camp stove and charcoal for the campsite. There are many campgrounds around Beaver Lake that I recommend Rocky Branch Campground, Horseshoe Bend Campground. No pets allowed. No smoking in RV. No flushing paper in the toilet. No cleaning fish in the RV. Conserve potable water if at a site without water. (Water tank holds 30 gallons.) Most campgrounds have a shower house.

No smoking or vaping of any kind inside the RV, any evidence will be subject to a $1000 "additional" cleaning fee. This allows for ozone treatment. 2. All “optional fees” are optional unless task is not done prior to return. RV should be returned in the same condition as it was at the time it was rented out i.e. full gas tank, full propane, grey and black tank emptied and flushed out. 3. No off road travels or out of country locations permitted. 4. No walking, sitting, standing, or lounging on top of the roof. 5. NO-Pets allowed, any evidence will be subject to a $1000 "additional" fee. 6. ONLY use biodegradable, RV and marine type bath tissue that we supply or that you have. 7. Ensure all doors, cabinets and drawers are closed and locked before driving RV (this includes all undercarriage compartments, refrigerator, overhead vents in hallway and bathroom, bathroom doors, master bedroom door, etc.) to avoid damage while the RV is in motion. 8. Refuel Policy: RV should be returned with (at least) the same amount of gas provided at pick up, or renters will be subject to $50 refuel fee plus actual fuel cost. 9. Dumping Policy: Renter is responsible for emptying both gray and black (septic) tanks before returning RV to owner. Failure to do so will result in a $199 dumping fee. Empty Black first, then Grey, then flush out tanks. 10. Towing Policy: Please let us know in advance if you plan to tow anything behind the RV during the rental period. You must bring your own flat-towing equipment and tow weight must not exceed 5,000 lbs. Renter must bring all other compatible equipment to tow their personal vehicle and it is required that you have a braking system installed in your towed vehicle. We keep the hitches locked at all times to prevent misuse. We charge a flat $200 tow fee. 11. Appliances: The A/C, slide-out(s), generator, awning, radio, microwave, stove, oven, television, etc. are convenience items. If any malfunctions should occur with any of these items, NO compensation will be made to you. For assistance, you are advised to consult the informational material in the RV or contact us. 12. RV Content: Renters agree to return the RV with all original contents in place to include any and all convenience items, inventory items, and any optional items requested in this rental agreement. When renters are away from RV, all doors including undercarriage should remain locked to prevent theft and overhead vents in bathroom and hallway should be closed to prevent water damage in the event of rain. Awning should not be opened during strong winds or while away from RV to prevent damage. If any inventory items are damaged or missing at the time of the delivery, renter risks forfeiture of some or all of the security deposit, at the owner’s discretion. 13. There will be no refunds for early returns. Please inform us in advance if you plan to return early or if you are running late. Any drop-off after 11am CST will result in additional charges per number 15 below. It is inadequate to perform drop-off inspections in the dark as it does not allow for a proper visual inspection. Please plan your travel accordingly to meet pick-up and drop-off times. 14. Extending Rental Dates. You are responsible for reviewing this Agreement to ensure that all rentals costs and rental dates are correct. If you wish to extend the rental period, you must call us for approval. If you do not return at the scheduled drop-off time on the scheduled Rental Period End Date and you have not called us for approval to extend the rental period, you will be charged additional rental day(s), and any inconvenience fees incurred by the next renter. Please remember that our units are usually booked by other families picking up as quickly as the next day. 15. Late fee of $125 for up to 5pm on scheduled return day. Returns after 5pm will be an additional night’s charge in addition to the $125 late fee. All late returns are subject to owner availability. 16. By taking possession of this rental you agree that you were given the full walk-through of the RV and have found that everything with the vehicle is found to be acceptable, is as advertised, and in proper working order. You also agree that the services you purchased are considered rendered upon your pre-departure inspection of the vehicle, signing of this contract, and leaving with the vehicle to start your reserved rental dates.
