Find yourself enjoying camping in this Patriot Edition 274DBH travel trailer. This model features a single slide out with a u-dinette, a rear set of double bunk beds, and a front bedroom. As you enter through the front entrance, to the right you will find the front bedroom with a queen bed, and dual wardrobes. The main living area has a slide out with a sofa and a u-dinette. Both the sofa and dinette allow for additional sleeping space at night. Along the opposite side of the trailer there is a large kitchen sink, three burner range, microwave, refrigerator, and pantry. Along the front of the living area you will also find a LCD TV mount. The rear bathroom offers a sink, toilet, and tub. You will also notice a private entrance into the bathroom from outside. In the rear there is also a set of double size bunk beds which provide additional sleeping space for your kids or friends that you may want to bring along. There is a ladder at the foot of the bunks. Outside you will find exterior storage including a large pass through compartment for all of your extra camping gear, and more!

This is a new modern 5th wheel with plenty of storage and all the amenities. It sleeps 6 but I'm not going to lie, 6 is crowded. Easily 3 people or 2 adults and 2 small kids. The Master bedroom has a queen bed. Over the bed lights. A small TV for that late night TV show. The master bedroom connects to the bathroom. The bathroom is moderate in size. It has a walk in shower with closed rounded glass doors. Coming down the stairs (2), you enter the living space. The kitchen has of course double sink, lots of cupboard space, microwave, fridge, and a stove. The kitchen table breaks down into what looks to me like a full size bed. It will easily sit 6 people for that meal family style when the weather doesn’t cooperate for you to enjoy the outdoors. In that living space, there is also a full size couch that folds out to a full size bed. The camper has a television as well as two remote exhaust fans. AC and heat are also included. Outside you will have an awning that has lights, an outside camping rug. The awning needs to be retracted every night and if you are ever away from the camper as a gust of wind will tear off it off and there goes your deposit and then some. What else will you get? You will have a Blackstone grill to cook on, paper plates, cups, paper towels, and silverware. Everything that I would use, you can use as well. All you will need to bring is your sleeping bags, lawn chairs, and food/drinks. Rules of the camper…absolutely no smoking is allowed and no pets. I ask that you clean the camper after you use it and if you are towing you are responsible for emptying your own black and gray tanks. This unit weighs 7800 pounds and I use a 3/4 ton truck to pull it. To rent this beautiful camper, the cost is $139 per night with a $750.00 deposit and you tow it. If you wish for me to tow the camper, setup, and tear down the nightly cost is still $130 and the same deposit but the additional cost of $140 is added on for camping within a 60 miles radius of zip code 51501. Camping hours will begin at 7pm Friday night going through noon on Sunday (if I am pulling and setting up) otherwise it’s your schedule.

The fridge runs off propane or electric and I will even have it turned on for you the day before use to get it pre-chilled. No smoking or vaping of any kind inside the RV, any evidence will be subject to a $1000 "additional" cleaning fee. This allows for ozone treatment. 2. All “optional fees” are optional unless task is not done prior to return. RV should be returned in the same condition as it was at the time it was rented out i.e. full gas tank, full propane, grey and black tank emptied and flushed out. 3. No off road travels or out of country locations permitted. 4. No walking, sitting, standing, or lounging on top of the roof. 5. NO-Pets allowed, any evidence will be subject to a $1000 "additional" fee. 6. ONLY use biodegradable, RV and marine type bath tissue that we supply or that you have. 7. Ensure all doors, cabinets and drawers are closed and locked before driving RV (this includes all undercarriage compartments, refrigerator, overhead vents in hallway and bathroom, bathroom doors, master bedroom door, etc.) to avoid damage while the RV is in motion. 8. Refuel Policy: RV should be returned with (at least) the same amount of gas provided at pick up, or renters will be subject to $50 refuel fee plus actual fuel cost. 9. Dumping Policy: Renter is responsible for emptying both gray and black (septic) tanks before returning RV to owner. Failure to do so will result in a $199 dumping fee. Empty Black first, then Grey, then flush out tanks. 10. Towing Policy: Please let us know in advance if you plan to tow anything behind the RV during the rental period. You must bring your own flat-towing equipment and tow weight must not exceed 5,000 lbs. Renter must bring all other compatible equipment to tow their personal vehicle and it is required that you have a braking system installed in your towed vehicle. We keep the hitches locked at all times to prevent misuse. We charge a flat $200 tow fee. 11. Appliances: The A/C, slide-out(s), generator, awning, radio, microwave, stove, oven, television, etc. are convenience items. If any malfunctions should occur with any of these items, NO compensation will be made to you. For assistance, you are advised to consult the informational material in the RV or contact us. 12. RV Content: Renters agree to return the RV with all original contents in place to include any and all convenience items, inventory items, and any optional items requested in this rental agreement. When renters are away from RV, all doors including undercarriage should remain locked to prevent theft and overhead vents in bathroom and hallway should be closed to prevent water damage in the event of rain. Awning should not be opened during strong winds or while away from RV to prevent damage. If any inventory items are damaged or missing at the time of the delivery, renter risks forfeiture of some or all of the security deposit, at the owner’s discretion. 13. There will be no refunds for early returns. Please inform us in advance if you plan to return early or if you are running late. Any drop-off after 11am CST will result in additional charges per number 15 below. It is inadequate to perform drop-off inspections in the dark as it does not allow for a proper visual inspection. Please plan your travel accordingly to meet pick-up and drop-off times. 14. Extending Rental Dates. You are responsible for reviewing this Agreement to ensure that all rentals costs and rental dates are correct. If you wish to extend the rental period, you must call us for approval. If you do not return at the scheduled drop-off time on the scheduled Rental Period End Date and you have not called us for approval to extend the rental period, you will be charged additional rental day(s), and any inconvenience fees incurred by the next renter. Please remember that our units are usually booked by other families picking up as quickly as the next day. 15. Late fee of $125 for up to 5pm on scheduled return day. Returns after 5pm will be an additional night’s charge in addition to the $125 late fee. All late returns are subject to owner availability. 16. By taking possession of this rental you agree that you were given the full walk-through of the RV and have found that everything with the vehicle is found to be acceptable, is as advertised, and in proper working order. You also agree that the services you purchased are considered rendered upon your pre-departure inspection of the vehicle, signing of this contract, and leaving with the vehicle to start your reserved rental dates.
