We have a 30 foot travel trailer bunk house, perfect for sharing with family and friends! It has two full sized bunks (300lb capacity each) a kitchen table that seats 4 and converts to a bed, and a queen sized master bed. The shower has a small bath, perfect for little kids! The kitchen includes a fridge and freezer, three eye range, an oven, and a microwave. Stored away are a small coffee maker, a toaster, a small crockpot, plates, bowls, utensils, and pots and pans. A tv and DVD player are there for those rainy days! It’s perfect for a couple or the whole family! We are willing to deliver up to 90 miles for an additional charge

Our home away from home can be delivered up to a 100 mile radius of Live Oak, Florida. We do all the towing, hook ups, leveling, stocking, prepping, set up and break down to allow you to sit back, relax and enjoy your stay. During your stay you will enjoy complimentary coffee, coffee pot, tea, plush bathroom towels and soft sheets and pillows. The kitchen is fully equipped with everything you'll need to whip up a delicious meal including a dual burner gas range, toaster oven, microwave, cooking accessories, dining sets and utensils. The light and bright bathroom has two skylights, unlimited hot water thanks to a tankless hot water heater and a handheld, adjustable shower head. Included is a queen sized memory foam mattress, twin sized mattress (dining converts to bed), dining area, smart TV with Amazon Fire Stick, stereo with built in speakers, USB port and bluetooth, lots of storage space including a full closet for hanging clothes or storing your gear, fully functional kitchen and an indoor bathroom with unlimited hot water. Delivery and set up available! 2021 Pioneer BH250. The dry weight is roughly 5000 pounds and just under 7000 pounds if you load it to the max. Vertical clearance required is 11 feet. This is a nice new clean camper and the interior will be thoroughly cleaned between each rental. Great camper for a long weekend or a few weeks! Two 25 ft drinking water hoses, one 25 foot non potable water hose, 40 feet of sewer hose, all necessary extension cords and adapters to use any generator or campsite power source. Bring your own king size sheets for the bed or rent from us. Two mattresses and bunk platform if you want to use the bunk beds. Dinette and couch both convert into a bed. King bed in the bedroom sleeps two adults, dinette sleeps two kids or one adult, couch laid out sleeps two kids or one adult. Two bunks will sleep two adults or four kids total. We just took this camper on an over 7000 mile road trip without any issues. We upgraded to a heavier load range tire so blowouts will be unlikely. this camper towed nicely through the rocky mountains and has plenty of space for your family and pups. If you are not comfortable towing use my delivery and setup services. If you plan on towing plan to use at least a half ton truck or full size SUV. You can use my weight distribution hitch and I will set up for you. If you plan on going out west to the rockies or driving through heavy wind like the great plains a 3/4 ton truck or suburban/excursion is recommended.

The travel trailer is still basically brand new and truly a gem. It is perfect for couples or the family, short or long term trips. The unit sleeps 8 when you convert the dining set and sofa. Comes with an outdoor kitchen with an ice maker. There is also outdoor entertainment that's under the awning. You will also enjoy the outdoor shower to help you wash up after your adventures. There is a door to enter only the restroom separate from the primary entrance. Inside there is a master/primary bedroom with a queen size bed and plenty storage that can be closed off from the main area of the trailer. The living and kitchen area is very roomy and has everything you need. Fire place, TV hookup, radio, love seat that turns into a bed, booth style dining table that converts into a bed as well. NO-Pets allowed, any evidence will be subject to a $1000 "additional" fee. 6. ONLY use biodegradable, RV and marine type bath tissue that we supply or that you have. 7. Ensure all doors, cabinets and drawers are closed and locked before driving RV (this includes all undercarriage compartments, refrigerator, overhead vents in hallway and bathroom, bathroom doors, master bedroom door, etc.) to avoid damage while the RV is in motion. 8. Refuel Policy: RV should be returned with (at least) the same amount of gas provided at pick up, or renters will be subject to $50 refuel fee plus actual fuel cost. 9. Dumping Policy: Renter is responsible for emptying both gray and black (septic) tanks before returning RV to owner. Failure to do so will result in a $199 dumping fee. Empty Black first, then Grey, then flush out tanks. 10. Towing Policy: Please let us know in advance if you plan to tow anything behind the RV during the rental period. You must bring your own flat-towing equipment and tow weight must not exceed 5,000 lbs. Renter must bring all other compatible equipment to tow their personal vehicle and it is required that you have a braking system installed in your towed vehicle. We keep the hitches locked at all times to prevent misuse. We charge a flat $200 tow fee. 11. Appliances: The A/C, slide-out(s), generator, awning, radio, microwave, stove, oven, television, etc. are convenience items. If any malfunctions should occur with any of these items, NO compensation will be made to you. For assistance, you are advised to consult the informational material in the RV or contact us. 12. RV Content: Renters agree to return the RV with all original contents in place to include any and all convenience items, inventory items, and any optional items requested in this rental agreement. When renters are away from RV, all doors including undercarriage should remain locked to prevent theft and overhead vents in bathroom and hallway should be closed to prevent water damage in the event of rain. Awning should not be opened during strong winds or while away from RV to prevent damage. If any inventory items are damaged or missing at the time of the delivery, renter risks forfeiture of some or all of the security deposit, at the owner’s discretion. 13. There will be no refunds for early returns. Please inform us in advance if you plan to return early or if you are running late. Any drop-off after 11am CST will result in additional charges per number 15 below. It is inadequate to perform drop-off inspections in the dark as it does not allow for a proper visual inspection. Please plan your travel accordingly to meet pick-up and drop-off times. 14. Extending Rental Dates. You are responsible for reviewing this Agreement to ensure that all rentals costs and rental dates are correct. If you wish to extend the rental period, you must call us for approval. If you do not return at the scheduled drop-off time on the scheduled Rental Period End Date and you have not called us for approval to extend the rental period, you will be charged additional rental day(s), and any inconvenience fees incurred by the next renter. Please remember that our units are usually booked by other families picking up as quickly as the next day. 15. Late fee of $125 for up to 5pm on scheduled return day. Returns after 5pm will be an additional night’s charge in addition to the $125 late fee. All late returns are subject to owner availability. 16. By taking possession of this rental you agree that you were given the full walk-through of the RV and have found that everything with the vehicle is found to be acceptable, is as advertised, and in proper working order. You also agree that the services you purchased are considered rendered upon your pre-departure inspection of the vehicle, signing of this contract, and leaving with the vehicle to start your reserved rental dates.
