Tracy and her husband were lovely, and pick up and drop-off went smoothly. The trailer is not in perfect conditon but it was functional and serviceable. It came with the grey and black water tanks empty and the fresh water full. The hot water tank worked well and we had hot and cold water all wkd. We didn't use the A/C or heater so I am unable to comment on them. The fridge was pre-cooled and ran on the batteries until they were depleted (we did not have hook-up or a generator at our campsite) and then I was able to switch it over to propane and it continued working perfectly. The trailer towed well behind my 1/2 ton pick-up: it tracked beautifully and the sway bar hitch worked well. I would rent from Tracy again.
