2022 Highland Ridge Open Range 180BHS — Complete Rental Listing ❄️ IMPORTANT “WINTER” CAMPING INFORMATION — PLEASE READ FIRST Winter camping season: October 1 to March 1 Winter camping is weather dependent. Availability is subject to weather conditions, road conditions, temperatures, and safe towing conditions. The owner reserves the right to decline or modify a winter booking if conditions are considered unsafe. 🚨 WINTER CAMPING IS SLEEPING & COOKING ONLY During winter camping, the trailer remains fully winterized throughout the entire rental period. NO WATER USAGE IS PERMITTED UNDER ANY CIRCUMSTANCES. * ❌ Do not add water to the fresh-water tank * ❌ Do not connect to city water * ❌ Do not use the RV sink * ❌ Do not use the RV shower * ❌ Do not use the RV toilet * ❌ Do not add water to any plumbing system * ❌ Do not attempt to de-winterize the trailer * ❌ Do not operate water pumps or plumbing components 🚽 BATHROOM — NOT AVAILABLE DURING WINTER The RV toilet and bathroom plumbing are NOT available for use during winter camping. Renters must use campground/public washrooms or other appropriate facilities. 🔥 HEATING — MANDATORY The heating system must remain ON at all times during winter camping. * Thermostat must be maintained at 20°C at all times * This includes overnight and whenever the trailer is unattended * Do not turn the furnace off * Do not lower the thermostat below 20°C * This requirement is intended to help protect the trailer and plumbing from freezing * Never cover or obstruct furnace vents * Do not tamper with, disable, or obstruct carbon monoxide or smoke detectors 🍳 COOKING Cooking is permitted during winter camping using the trailer’s propane cooking appliances. * Operate appliances safely and according to manufacturer instructions * Maintain adequate ventilation while cooking 🚫 AWNING — DISABLED FOR WINTER The awning is disabled and NOT available for use during winter camping. * Do not operate the awning * Do not attempt to extend or retract it * Do not tamper with or bypass the disabled controls * Awning remains secured for the entire winter rental Any damage resulting from attempting to use the awning will be the renter’s responsibility. 🔒 TAMPER-RESISTANT WINTERIZATION The trailer’s plumbing system will be fully winterized before pickup. Plumbing connections and water-system components are sealed with tamper-resistant tape/seals. Renters must not: * Remove or break any seals * Tamper with plumbing connections * Attempt to access or modify the water system * Attempt to de-winterize the trailer Broken or disturbed seals may be treated as evidence of tampering. Any resulting plumbing, freezing, or water-system damage will be the renter’s responsibility. ❄️ WINTERIZED PLUMBING The plumbing system remains winterized throughout the winter rental to help prevent freezing and damage. NO WATER USAGE IS PERMITTED DURING WINTER CAMPING. Any damage caused by: * Adding water * Connecting a water supply * Using plumbing fixtures * Operating water-system components * Attempting to de-winterize will be the renter’s responsibility. 💰 $2,500 WINTER SECURITY DEPOSIT A $2,500 refundable security deposit is required for all winter camping bookings. The increased deposit applies to winter rentals because of the additional risk of freezing and winter-related damage. The deposit must be authorized/paid as required by the rental platform before the booking is confirmed and is subject to the platform’s applicable terms. ⚠️ WINTER CAMPING ACKNOWLEDGEMENT By booking a winter rental, the renter acknowledges that: WINTER CAMPING IS AVAILABLE OCTOBER 1–MARCH 1 AND IS WEATHER DEPENDENT. THE TRAILER IS PROVIDED FULLY WINTERIZED FOR SLEEPING AND COOKING ONLY. NO WATER USAGE AND NO AWNING USE ARE PERMITTED DURING WINTER CAMPING. An additional cleaning fee may apply. 📅 Pickup & Drop-Off Pickup and drop-off times are arranged at booking. The exact pickup time will be communicated 24–48 hours before pickup. Early pickup or late drop-off may be available for an additional fee, subject to availability and owner approval. Alternate pickup/drop-off times must be arranged in advance. 🧹 House Rules * No smoking * No off-roading * No roof climbing * Return the trailer clean and in the same condition as received * Dishes must be washed and stored * Floors, kitchen and bathroom must be cleaned * Mattress protectors must be left clean * Failure to meet cleanliness standards may result in additional cleaning fees 🚽 Holding Tanks Black and grey tanks must be returned empty, unless dumping has been prepaid or is included with delivery/setup. Dumping fees may apply if tanks are not emptied before return. Winter rentals are excluded from normal plumbing use — see the Winter Camping section above. 🔥 Propane Trailer will be provided with a full propane tank at pickup. Refill the propane before returning the trailer and provide the receipt to the owner to avoid applicable refill fees. 🌬️ Awning — Non-Winter Use For non-winter rentals: * Retract the awning during windy conditions * Retract the awning whenever the trailer is unattended * Damage caused by wind, improper use, or leaving the awning extended while unattended is the renter’s responsibility The awning is disabled and unavailable during winter camping. 🚙 Towing Requirements The renter is responsible for providing a vehicle capable of safely towing the trailer. Tow vehicle must have: * Proper towing capacity * 7-pin trailer connector * Trailer brake controller A brake controller may be available for rent, but the tow vehicle must already have a 7-pin connector. Failure to meet towing requirements may result in cancellation without refund. 🎪 Festivals & Events Prior written approval is required before taking the trailer to a festival or special event. Attending a festival without prior approval may result in loss of the security deposit. Burning Man is prohibited. A $2,000 security hold may be required for certain events/festivals at the owner’s discretion. The trailer is GPS monitored and may also have an AirTag for security and recovery purposes. 🔐 Security, Insurance & Travel * Refundable security deposit required * Insurance is mandatory * Roadside assistance is mandatory * Valid driver’s licence matching the booking is required * Trailer may not leave Canada without prior written approval * Violation of travel restrictions may result in loss of the entire security deposit * Trailer is GPS tracked * By renting the trailer, you acknowledge and agree to GPS tracking * An AirTag may be used for trailer security/recovery ✅ Renter Acknowledgement By booking this trailer, the renter acknowledges and agrees to all rental rules, towing requirements, winterization requirements, cleaning requirements, travel restrictions, festival/event requirements, and security-deposit conditions. Winter season is October 1–March 1 and is weather dependent. Winter camping is strictly for sleeping and cooking. The trailer remains fully winterized. No water usage is permitted. The awning is disabled and unavailable. The heating system must remain ON at all times.
