Our home away from home can be delivered up to a 100 mile radius of Live Oak, Florida. We do all the towing, hook ups, leveling, stocking, prepping, set up and break down to allow you to sit back, relax and enjoy your stay. During your stay you will enjoy complimentary coffee, coffee pot, tea, plush bathroom towels and soft sheets and pillows. The kitchen is fully equipped with everything you'll need to whip up a delicious meal including a dual burner gas range, toaster oven, microwave, cooking accessories, dining sets and utensils. The light and bright bathroom has two skylights, unlimited hot water thanks to a tankless hot water heater and a handheld, adjustable shower head. Included is a queen sized memory foam mattress, twin sized mattress (dining converts to bed), dining area, smart TV with Amazon Fire Stick, stereo with built in speakers, USB port and bluetooth, lots of storage space including a full closet for hanging clothes or storing your gear, fully functional kitchen and an indoor bathroom with unlimited hot water. Enjoy the great outdoors under the generous awning in our outdoor lounge chairs. Under the awning you will find speakers to listen to your favorite tunes, an outdoor power outlet, lights and an outdoor rug. ✓ Small and medium sized dogs (under 30 pounds) are allowed which are: well behaved, don't chew, free of fleas and ticks, not excessive shedders, house broken and freshly bathed immediately before your stay. Dogs are not to be left in the RV unattended for any reason. Pet fee is for one pet. A second pet may be approved with a second pet fee. ✓ Festival Goers will incur an increased nightly rental rate. Please choose "Festival Rate Adjust" from the "Add On" list if you're renting the RV for a festival. ✓ No Smoking Allowed. If there is evidence of smoking, you will lose your entire security deposit without exception. No butts in the trash. ✓ At the time of booking, please provide proof of campsite payment and campground information including: name and address of campground, site number and check in/check out information. RV will be dropped off and picked up according to our availability and campground check in/out times. The awning has LED lights are are perfect lighting for sitting under the shade enjoying a nice sunset or just to hear the crickets sing. Linens, pots and pans, and throw away silverware and plates and cups. Dish rag and sponge and soap and all purpose cleaner with Clorox wipes provided. If you have a hotspot or have access to Wi-Fi, there are 2 Roku hookups. Outside shower is just a shower head on the outside. 3 slide outs for lots of room. We have a 30 foot travel trailer bunk house, perfect for sharing with family and friends! It has two full sized bunks (300lb capacity each) a kitchen table that seats 4 and converts to a bed, and a queen sized master bed. The shower has a small bath, perfect for little kids! The kitchen includes a fridge and freezer, three eye range, an oven, and a microwave. Stored away are a small coffee maker, a toaster, a small crockpot, plates, bowls, utensils, and pots and pans. A tv and DVD player are there for those rainy days! It’s perfect for a couple or the whole family! We are willing to deliver up to 90 miles for an additional charge
2023 Heartland Pioneer 25ft camper ready to make fun memories and be able to enjoy your camping trip with minimal hassle. I provide everything needed for your trip with the camper. All linens and pillows are supplied for the beds as well as the towels for the bathroom. I have the camper kitchen stocked with most necessities you would want such as: pots, pans, plates, bowls, cutlery, cooking utensils, K-Cup single serve coffee maker, coffee mugs, air fryer, crockpot, and mini waffle & pancake maker. I supply the septic safe toilet paper for the camper as well. I also have a smart tv installed in the living room area and another installed in the main bedroom. There are some campgrounds with poor cell service so I do have one dvd player and a assortment of DVDs just in case. I also include the outdoor necessities such as: outdoor rug, chairs, and table.

No off road travels or out of country locations permitted. 4. No walking, sitting, standing, or lounging on top of the roof. 5. NO-Pets allowed, any evidence will be subject to a $1000 "additional" fee. 6. ONLY use biodegradable, RV and marine type bath tissue that we supply or that you have. 7. Ensure all doors, cabinets and drawers are closed and locked before driving RV (this includes all undercarriage compartments, refrigerator, overhead vents in hallway and bathroom, bathroom doors, master bedroom door, etc.) to avoid damage while the RV is in motion. 8. Refuel Policy: RV should be returned with (at least) the same amount of gas provided at pick up, or renters will be subject to $50 refuel fee plus actual fuel cost. 9. Dumping Policy: Renter is responsible for emptying both gray and black (septic) tanks before returning RV to owner. Failure to do so will result in a $199 dumping fee. Empty Black first, then Grey, then flush out tanks. 10. Towing Policy: Please let us know in advance if you plan to tow anything behind the RV during the rental period. You must bring your own flat-towing equipment and tow weight must not exceed 5,000 lbs. Renter must bring all other compatible equipment to tow their personal vehicle and it is required that you have a braking system installed in your towed vehicle. We keep the hitches locked at all times to prevent misuse. We charge a flat $200 tow fee. 11. Appliances: The A/C, slide-out(s), generator, awning, radio, microwave, stove, oven, television, etc. are convenience items. If any malfunctions should occur with any of these items, NO compensation will be made to you. For assistance, you are advised to consult the informational material in the RV or contact us. 12. RV Content: Renters agree to return the RV with all original contents in place to include any and all convenience items, inventory items, and any optional items requested in this rental agreement. When renters are away from RV, all doors including undercarriage should remain locked to prevent theft and overhead vents in bathroom and hallway should be closed to prevent water damage in the event of rain. Awning should not be opened during strong winds or while away from RV to prevent damage. If any inventory items are damaged or missing at the time of the delivery, renter risks forfeiture of some or all of the security deposit, at the owner’s discretion. 13. There will be no refunds for early returns. Please inform us in advance if you plan to return early or if you are running late. Any drop-off after 11am CST will result in additional charges per number 15 below. It is inadequate to perform drop-off inspections in the dark as it does not allow for a proper visual inspection. Please plan your travel accordingly to meet pick-up and drop-off times. 14. Extending Rental Dates. You are responsible for reviewing this Agreement to ensure that all rentals costs and rental dates are correct. If you wish to extend the rental period, you must call us for approval. If you do not return at the scheduled drop-off time on the scheduled Rental Period End Date and you have not called us for approval to extend the rental period, you will be charged additional rental day(s), and any inconvenience fees incurred by the next renter. Please remember that our units are usually booked by other families picking up as quickly as the next day. 15. Late fee of $125 for up to 5pm on scheduled return day. Returns after 5pm will be an additional night’s charge in addition to the $125 late fee. All late returns are subject to owner availability. 16. By taking possession of this rental you agree that you were given the full walk-through of the RV and have found that everything with the vehicle is found to be acceptable, is as advertised, and in proper working order. You also agree that the services you purchased are considered rendered upon your pre-departure inspection of the vehicle, signing of this contract, and leaving with the vehicle to start your reserved rental dates.
