Campgrounds and RV parks near Laymantown, VA

The Blue Ridge Parkway is the headline attraction, with the Peaks of Otter area at Milepost 85.9 offering trails up Sharp Top, Flat Top, and Harkening Hill, plus fishing on Abbott Lake with a Virginia license. Botetourt County adds several short trail systems and the Roaring Run recreation area for waterfalls and swimming holes. Smith Mountain Lake, about a 40-minute drive south, is the region's main water-sports destination for boating, swimming, and lakeside dining. The upper James River near Buchanan and Arcadia is popular for tubing, kayaking, and smallmouth bass fishing. Families often add a day at Wilderness Adventure at Eagle Landing for zip lines, climbing, and paddling programs based near Eagle Rock.

The Laymantown area follows a classic Blue Ridge camping calendar. Peaks of Otter Campground on the Parkway typically operates from May through October, with fall foliage in October drawing the heaviest demand and the tightest availability. Private campgrounds along the Interstate 81 corridor run longer seasons: Middle Creek Campground opens in mid-March and closes in late November, covering shoulder months when Parkway sites are shut. Spring brings green-up, blooming rhododendron, and reliable creek and river flows for paddling, though rain is frequent and mountain nights stay cool. Summer is the peak family season, with warm days, thunderstorms, and busy lakes at Smith Mountain Lake resorts such as Halesford Harbour Resort. Fall delivers cool, clear days and dramatic color along the Parkway; reservations for October weekends should be locked in well ahead. Winter camping is limited to a few private RV parks with year-round hookups; higher-elevation Parkway sections often close after ice or snow events.

Expect a mix of federal, forest, and private RV experiences within a short drive. Peaks of Otter has flush toilets, potable water, and a small camp store but no hookups and no showers, and its terraced sites can be tight and sloped, so self-contained RVs and careful site selection matter. Cell service on the Parkway is limited, with weak or no coverage at many sites. Private campgrounds along Interstate 81 offer full or partial hookups, bathhouses with hot showers, laundry, dump stations, and Wi-Fi, though signal strength varies with terrain. Bears are active throughout the region, so food should be stored in vehicles or hard-sided containers. Mountain weather changes quickly, and creekside sites can flood after heavy rain.
