Take our brand new 2022 Champion Hitch 17 BHS out for an adventure! Our camper sleeps 5 comfortably between the queen bed, bunks and dinette, though depending on the age your kids you could sleep more if needed. Due to the size and weight of this travel trailer it is half-ton towable. (We tow it with a 2016 Ford Transit) You will need a 7 way plug and receiver hitch. A trailer brake controller is required, if you do not have one we can provide a bluetooth controller for an additional fee. We will go over everything with you so that you have a working knowledge of the trailer, and we will be available by phone to answer any questions that you may have on your journey. **DELIVERY** We will happily deliver to Xtreme Offroad Park and Beach in Crosby Tx for an additional fee. Outside of this please ask about delivery. We will accommodate where we can. If you choose to have the camper delivered, we will set it up as well as empty the tanks for no additional cost! In general if you work with us, we will work with you! We keep the camper stocked with the essentials, Pillows/Pillowcases, sheet, and blanket for each bed including the dinette. (The queen bed has 2 pillows/pillowcases) Cookware, Dinnerware and Flatware (For 5) Small coffee pot, 2 mugs and coffee/filters Dish soap, Cleaning items Bath Towels, Wash Cloths (For 5), Dish Towels Small outdoor rug Camper has an outdoor table that attaches to the fender well on either side. We have camping chairs that can be included upon request. We highly recommend our guests to take the camper to any local state park for an enjoyable experience in nature. You don't have to go far to have a great time. Absolutely no smoking of any kind in this travel trailer. Pets will be considered on an individual basis, just ask. If we find evidence that you have broken any of these rules, you will be subject to loss of deposit as well as a cleaning fee of up to $200. Please treat this travel trailer with respect. Return it in the same condition and state of cleanliness as you received it or you will be subject of a cleaning fee up to $200. Please keep in mind that We are not perfect, you and not perfect and travel trailers themselves are not perfect. Accidents happen, things break, stuff happens. Amazing RV for friends and family. This trailer is brand new and ready to go! Comes stocked with basic dishes for 8 people plush cookware. RV Rental Delivery and Set-Up available for an extra fee. 10 person RV with 1 King Bed, a bunkhouse with 1 Queen bed (that folds up as a couch or twin bed) and two bunk beds, plus a 4 person dinette that makes into a full bed and a sofa that makes into a full bed. Shower has upgraded shower head and the hot water heater refills quickly so everyone gets a hot shower. 3 flatscreen TVs (master, main area, and bunkhouse) plus DVD player in living area. Speaker system outdoors, along with an electric retractable awning that's lighted. Outdoor kitchen area has fridge and a sink (blackstone griddle included for additional fee). Outdoor mat included as well as dustbuster, broom, and swiffer to keep things clean. 50 amp required to run both AC systems (one in the master and one in the main area) though we do include an adapter that will allow a 30 amp hookup with only 1 AC being used. Two 30 lb filled propane tanks included which was enough for our family of 5 for a week trip in the Spring. Return them full (recommended, just show us your receipt) or we can fill them for you for $75. We tow this with our 2017 F-150 V-6 Ecoboost with tow package. The dry weight is 9,248 lbs with a max load of 11,248 lbs. This trailer is 38.9' long. A weight distribution hitch and sway bar will be included to make towing safe and easier.

It's extremely comfortable and cozy that you'll find in a luxury hotel. In fact it's much better than staying in a hotel. It's in excellent condition, cleanliness, and meticulous cared for. It has 3 A/C to keep you cool, residential refrigerator, stove with gas cooktop, large walk in shower and tons of storage for your convenience. Then relax in one of the 2 heated and massage recliners after a long day of outdoor adventures. They will instantly put you to sleep. The unit comfortably sleeps six adults. The two sofas in the living room fold out into beds. Each bed will can come with a memory foam topper for extra comfort if needed. Please let me know in advance if you need to use them. The master bedroom has a new $1,800 hybrid king size mattress. It's extremely comfortable and guaranteed to give you the best night's rest you've had in a while. *Just be aware, there is only one bathroom which you have to go through the master bedroom to access. We will fill one of them for you at no charge. The oven range/stove is mainly what you'll use the propane for. Heat and hot water can run either electric or propane or a combination. However, I'll set up the unit to run the hot water off electric and you more than likely are not going to need heat since you'll have plenty of that naturally. I'll offer a stress free flexible delivery, setup, and pickup service tailored to your preferred location for a fee (Depending upon location). If you are planning on towing yourself, you will need a gooseneck hitch and experience towing a trailer of this size—it's 45 feet long—and at least a one-ton truck. PETS We love pets but please we ask you follow these rules. A maximum of 2 dogs, under 40 lbs. Dogs not allowed on furniture. No cats are allowed. We do not require a pet deposit, but if pet hair, pee, poop and or fleas found during the RV's return, a cleaning fee of $75 will be deducted from the security deposit. We ask that you clean the RV free any pet issue. Any damage done will be deducted from your security deposit. However, we hope our guests use good judgment when bringing their animals: - Well-behaved pets with good bathroom manners are more than welcome. - We ask that pets be up-to date on flea and tick prevention. - We expect pets to be cleaned up after outings, such as no wet pets in the RV or dirty pet paws. An outdoor sprayer is available to clean your pet. SMOKING OR VAPING Absolutely no smoking or vaping inside the RV. If there is any evidence of smoking, the entire $1,000 refundable security deposit will be forfeited. CLEANING There is a minimum $75 cleaning fee. However, the RV should be returned cleaned, including the toilet, shower, sinks, floor swept, trash removed, and dishes washed. It should be returned the way you received it. Remove all bed linens, including pillow cases, and place them in one area. Once I arrive to pick up the RV, I'll inspect it for cleanliness. If there are any issues, there may be an additional $75 cleaning fee, making your total cleaning fee $150. If I do the delivery and setup, I'll dump tanks. However, if you pull the RV, you must dump the black and gray water tanks. If not there will be a $150 fee. We want you to relax, have fun and enjoy your trip with your family in our RV. We just ask that you please treat it with care and respect so we all (including future guests) can continue to enjoy it in its immaculate condition. Thank you for your understanding. Rear bathroom has outdoor access so people dont have to go through the interior to get to a bathroom if they are dirty, sandy etc. This new trailer has 2 awnings, LED awning and cap lights , and outdoor speakers for amazing out door comfort while hanging at the campground. Continuous on-demand hot water heater so the whole family can get showers in without waiting between. Triple air conditioner units to stay cool even on the hottest ( and humid Texas !) summer days ! Washer and Dryer in a closet for laundry so you don't have to use the public machines or walk to check if your clothes are done. For longer term rentals message us for special mid-long term rates!! Trailer also has optional StarLink high speed internet and router which can be included at extra charge, but will only be activated for longer term rentals. This will allow the smart TV’s to stream shows if the RV park has no wifi. This would also allow for general internet connection for phones, tablets, games, etc. Starlink service will need to be negotiated with each rental if interested.
