Camping near Newland, North Carolina
Newland sits in Avery County at roughly 3,600 feet in the Blue Ridge Mountains of western North Carolina, making it one of the highest incorporated towns in the eastern United States. The town is the county seat, surrounded by the Pisgah National Forest, the Blue Ridge Parkway corridor, and rivers such as the North Toe and Linville that shape the valleys where most campgrounds sit.
RV renters use Newland as a base for cool-weather mountain trips. Options range from small private campgrounds with full hookups to National Park Service sites along the Parkway. Nearby private options include The Pineola, Down By The River Campground, Plumtree Campground and Retreat, and Buck Hill Campground, most of which offer riverside or wooded sites suited to Class B, Class C, and travel-trailer setups.
The surrounding terrain is steep. Roads leading to smaller campgrounds involve winding grades, and elevations across the camping corridor range from about 3,500 to 5,500 feet, which keeps summer temperatures noticeably cooler than the North Carolina piedmont.
Things to do around Newland
Linville Falls, Linville Gorge Wilderness, and Grandfather Mountain are all within a short drive, and each offers day hikes ranging from short overlook walks to strenuous descents into the gorge. The Linville River, which winds beside Linville Falls Campground, is stocked for fishing, and the North Toe River near Newland is a common fly-fishing destination.
The Blue Ridge Parkway runs just south of town and provides scenic driving, overlooks, and trailhead access. Area hikes include Flat Rock, Camp Creek, River Bend, Duggers Creek, and Linville River Bridge Trails. Families often pair a campground stay with visits to Linville Caverns, the Banner Elk area, and Sugar Mountain.
Campgrounds such as The Pineola sit close to the Parkway and to Pisgah National Forest access, which makes short daily trips practical without repacking the RV.

The camping season in the Newland area is shaped by elevation. Blue Ridge Parkway campgrounds, including Linville Falls Campground, which operates seasonally from April through October, sit about 20 minutes south of town. Private campgrounds in the valleys tend to open earlier and close later, though many still reduce services in the coldest months.
Summer highs peak around 80°F in July, which draws heavy demand from Florida, Georgia, and the Carolinas. July and August are the busiest months, and popular Parkway sites can book several weeks out. Late September and early October bring peak fall color across Avery County and are equally competitive.
Winter is coldest in January, with average highs near 39°F and lows around 24°F, and snow does fall at elevation. Renters who visit in the shoulder seasons should confirm road access and check whether specific campground loops remain open.
How to book a campsite near Newland
Blue Ridge Parkway campgrounds are managed by the National Park Service and reserved through Recreation.gov or by calling 1-877-444-6777. At Linville Falls Campground, select sites can be reserved up to six months in advance, while 25 first-come, first-served sites cannot be tracked online and must be booked in person at the campground kiosk.
Private campgrounds near Newland, including The Pineola, Down By The River Campground, Plumtree Campground and Retreat, and Buck Hill Campground, each handle their own reservations by phone, website, or through third-party platforms. For summer weekends and October leaf season, booking well ahead is strongly advised. Confirm RV length limits and hookup type at the time of booking, since many mountain sites cap vehicle length and vary in electric and sewer availability.
What to expect on-site
Sites in the Newland area lean rustic. Parkway campgrounds provide flush toilets, drinking water, and a dump station, but no individual electric or water hookups, and no showers. Private campgrounds are where full hookups, laundry, and Wi-Fi are more common.
Bears are active across Avery County, so food, trash, and scented items should be stored in the RV or in provided bear lockers overnight. Firewood restrictions apply on the Parkway to limit the spread of invasive insects, and out-of-area firewood is prohibited.
Expect cool nights year-round at elevation, even when daytime temperatures feel warm. Cell service can be inconsistent in the valleys and along forest roads, so downloading maps and confirming check-in directions before arrival is worthwhile.

nps.gov/blri/planyourvisit/directions.htmWhere are the best campgrounds near Newland, NC?

Linville Falls Campground, run by the National Park Service on the Blue Ridge Parkway, offers a rustic experience near one of the state's most famous waterfalls. Honey Bear Campground in Newland has affordable sites and friendly owners. Roan Mountain State Park, about 30 minutes north across the Tennessee line, offers shaded sites and rhododendron-lined trails. Pro tip: book Blue Ridge Parkway campgrounds on Recreation.gov up to six months in advance, especially for October weekends.
recreation.gov/camping/campgrounds/234077When is the best time of year for an RV trip in Newland?
Newland really has three great seasons. Late May through June brings blooming rhododendrons on Roan Mountain and daytime highs in the 70s, perfect for uncrowded camping. July and August stay cool by Southern standards (highs around 75 to 80F) thanks to Newland's roughly 3,600-foot elevation, a big plus when the lowlands swelter. Late September through mid-October is legendary leaf season with crisp 60F days and fiery color along the Blue Ridge Parkway. Winters get cold (lows often in the teens, with snow) and many parkway sections close. Pro tip: for the sweet spot of weather and availability, book mid-September for early color, lighter traffic, and better RV rates than peak October.
weather.gov/gsp/I'm renting an RV for the first time, will I be okay driving in the Newland mountains?
You've got this, and you won't be left guessing. Every RVezy host provides a hands-on orientation at pickup, walking you through driving, leveling, slide-outs, water systems, and propane before you ever turn the key. For a first time renting an RV in mountain terrain, choose a Class C motorhome or a travel trailer under 25 feet, both handle Newland's winding roads like US-19E and NC-194 with ease. Drive in low gear on descents to save your brakes and avoid the steepest parkway sections in fog. Pro tip: message your host before booking with any worries, most are local and happy to share route advice for your campervan rental in Newland.
ncdot.gov/travel-maps/Pages/default.aspxWhat happens if my RV breaks down during my trip?
You're covered around the clock. Every RVezy booking includes 24/7 roadside assistance, so whether you've got a flat tire on US-221, a dead battery at a Linville Gorge overlook, or a tow need on the Blue Ridge Parkway, one phone call gets help dispatched. RVezy's customer support team is also available before, during, and after your trip if anything comes up beyond mechanical issues. Your host is usually a quick call away and knows the rig inside and out. Pro tip: save the RVezy support number and your host's number in your phone before you leave Newland, cell service can be spotty in the deeper hollows of Avery and Mitchell counties.
help.rvezy.com/hc/en-us/articles/360039340074-Insurance-coverage-validityWhat are the most popular road trip routes from Newland?
You're sitting in one of the best RV launch points in the Southeast. The classic RV road trip from Newland is the Blue Ridge Parkway south to Asheville (about 90 miles, plan a full day with stops at Linville Falls and Mount Mitchell). Head north on the parkway and you'll reach Boone, Blowing Rock, and Doughton Park within 45 to 90 minutes. Drive west about 2.5 hours to Great Smoky Mountains National Park near Cherokee. Or cross into Tennessee in 30 minutes for Roan Mountain State Park and the Appalachian Trail. Pro tip: cross-state travel is welcome on RVezy rentals, just confirm with your host. Travel to Mexico is not permitted, and Canada trips require host approval.
nps.gov/grsm/planyourvisit/directions.htmHow much should I budget for fuel on an RV trip in Newland?
Fuel is usually the biggest variable, but it's easy to plan for. Expect a Class C motorhome to get 8 to 10 MPG, a Class A around 7 to 9 MPG, a campervan 16 to 20 MPG, and a tow vehicle hauling a travel trailer 10 to 13 MPG. North Carolina gas prices typically run a bit below the national average, with diesel slightly higher. From Newland, a 200-mile loop down to Asheville and back in a Class C burns roughly 25 gallons. Pro tip: fill up in Newland or Spruce Pine before heading deep into the parkway, gas stations get sparse between mile markers, and apps like GasBuddy will save you real money across Avery County.
eia.gov/petroleum/gasdiesel/How far in advance should I book a campground near Newland?
Earlier is better, especially for fall. National Park Service campgrounds along the Blue Ridge Parkway (Linville Falls, Julian Price, Crabtree Falls) open reservations on Recreation.gov six months ahead, and October weekends sell out quickly. North Carolina state parks like Mount Mitchell take reservations through the state's online system and fill quickly for summer and leaf season. Private parks like Grandfather Campground and Honey Bear Campground typically need 2 to 4 weeks of lead time in peak season, less for spring or late fall. Pro tip: if you're flexible, book your RVezy rental first, then aim for Sunday through Thursday arrivals for more open sites and lower rates on your family RV trip in Newland.
recreation.gov/What are the driving conditions like around Newland?
Newland sits at roughly 3,600 feet in the heart of the Blue Ridge, so roads are scenic but curvy. US-19E and NC-194 are the main routes and are well-paved with reasonable grades, manageable in any RV. The Blue Ridge Parkway has a 45 mph speed limit, several short tunnels, and slow climbs that reward patience. Watch for fog above 4,000 feet, especially in spring and fall mornings, and check for parkway closures in winter on the NPS site. Pro tip: in a long Class A, avoid the steepest sections of Beech Mountain Parkway and consider a campervan rental in Newland or smaller Class C for tighter mountain switchbacks.
nps.gov/blri/planyourvisit/conditions.htmWhat amenities will I find at campgrounds near Newland?
You'll find a full range of options. Private parks like Grandfather Campground and Honey Bear Campground offer full hookups (water, 30/50 amp electric, sewer), Wi-Fi, hot showers, laundry, and on-site dump stations. Blue Ridge Parkway campgrounds (Linville Falls, Julian Price) are more rustic, with potable water spigots, flush toilets, and a dump station near the entrance, but no individual hookups, so you'll rely on your RV's tanks and battery. Pro tip: arrive with full fresh water and empty waste tanks. Knowing where to park an RV in Newland with hookups versus without helps you plan power and water use perfectly.
nps.gov/blri/planyourvisit/campgrounds.htmWhat's included inside an RV rental in Newland?
Pretty much everything you need to live comfortably on the road. A typical RV rental in Newland comes with real beds (queens in most Class Cs, plus convertible dinettes and bunks), a full kitchen with fridge, stove, microwave, and sink, a bathroom with toilet and shower, climate control with heat and AC, and seatbelted seating for travel. Many hosts include a TV, generator or solar setup, outdoor camp chairs, and a propane grill. Wi-Fi varies, and cell signal in the High Country can be patchy, so plan for screen-free evenings under the stars. Pro tip: check each listing's amenities and message the host about specific items like a coffee maker, kids' bedding, or bike rack, most are happy to throw in extras.
rvezy.com/rv-search?SearchAddress=Newland%2C%20North%20CarolinaWhat add-ons and pickup options should I expect?
Hosts in Newland love making your trip easy. Common add-ons include linen and towel packs, kitchen kits, generator usage, fire-pit setups, camp chairs, kayaks, and bike racks, perfect for exploring the New River or Wilson Creek. Pickup is typically at the host's home in Newland, Banner Elk, or Linville, with a 30 to 60 minute orientation included. Many hosts also offer RV delivery in Newland straight to your campsite for a per-mile fee. Mileage policies vary by host but typically include 100 to 150 free miles per day. Pro tip: ask about a stocked propane tank and full fresh-water fill at pickup, starting your trip topped off saves you a stop in your first hour on the road.
rvezy.com/rv-search?SearchAddress=Newland%2C%20North%20CarolinaHow does payment and the security deposit work?
It's straightforward and secure. When you book your RV rental in Newland on RVezy, payment is processed through the platform, never in cash to the host, so everything is documented and protected. You'll typically pay a portion at booking and the balance closer to your trip. A refundable security deposit (commonly several hundred to a few thousand dollars depending on the rig) is placed as a hold on your card before pickup and released after the RV is returned in good condition. Do a quick walk-around video with your host at pickup and dropoff to document the RV. Pro tip: return the RV with the same fuel and propane levels and tanks dumped if requested, and you'll see that deposit released quickly.
help.rvezy.com/hc/en-us/articles/360038106214-How-the-security-deposit-worksCan I rent an RV in Newland in the winter?
Yes, a winter RV rental in Newland is a hidden gem if you embrace the cold. Many hosts keep their rigs available year-round, and some offer four-season RVs with heated holding tanks, enclosed underbellies, and reliable propane furnaces, ideal for snowy stays near Sugar Mountain or Beech Mountain ski resorts, both within about 20 minutes of Newland. Expect daytime highs in the 30s to 40s F and lows in the teens, with occasional snow. Plan for shore-power sites since boondocking in deep cold drains batteries fast. Pro tip: filter for RVs with heated tanks, ask the host about ski-trip packages, and pack tire chains, your winter Newland RV trip can be a magical, fireside-cozy adventure.
