Campgrounds near Midtown, Tennessee
Midtown sits in Roane County in East Tennessee, between Harriman, Kingston, and Rockwood along the U.S. Highway 70 corridor and just off Interstate 40 at Exit 350. The area's camping scene revolves around Watts Bar Lake, a 39,000-acre Tennessee River reservoir created by TVA's Watts Bar Dam, which puts most RV parks within a short drive of a boat ramp or marina.
Lakefront resorts dominate the immediate area. Caney Creek RV Resort and Marina is a full-service gated resort on Watts Bar Lake at Tennessee River mile marker 562.5, with full hook-ups, 80-foot pull-throughs, two swimming pools, and hiking trails. Rockwood Marina & RV Resort is a newer property that opened in summer 2023, sits about 7 miles from I-40, and offers over a mile of waterfront with direct access to a protected cove that feeds into Watts Bar Lake.
Inland options round out the mix. Mountain Top RV Resort sits near Watts Bar Lake with a swimming pool and cabin rentals, while Mountain View Camping and Arrowhead Resort give travelers more family-run alternatives farther south near Spring City.
Things to do around Midtown
Boating and fishing anchor most trips. Watts Bar Lake supports year-round bass fishing and strong spring and fall crappie runs, and marinas at Caney Creek RV Resort and Marina and Rockwood Marina & RV Resort rent kayaks, paddleboards, and pontoons. Both marinas offer on-water fuel and slip access for guests trailering their own boats.
On land, families gravitate to the resort pools and beaches. Rockwood Marina & RV Resort features a heated saltwater pool, kiddie pool, swim beach, fenced dog area, and general store. Caney Creek RV Resort and Marina offers two swimming pools, a poolside snack bar, hiking trails, horseshoes, and shuffleboard. Day trips from Midtown are easy: Knoxville is roughly 30 minutes east on I-40, and the Cumberland Plateau, Obed Wild and Scenic River, and Great Smoky Mountains National Park are all within a two-hour drive.

Peak season runs Memorial Day through Labor Day, when lake temperatures are swim-friendly and every marina is fully staffed. Waterfront sites at Caney Creek RV Resort and Marina and Rockwood Marina & RV Resort book heavily on summer weekends and around July 4, so reserving several weeks ahead is standard. Humidity is high in July and August, and afternoon thunderstorms are common.
Spring and fall are the sweet spots for RV travelers who want cooler temperatures and easier bookings. Crappie fishing is strong in spring and fall on Watts Bar Lake, and bass fishing runs year-round, which brings tournament traffic to the area from March through May and again in October. Fall foliage on the Cumberland Plateau typically peaks in mid to late October.
Winter camping is possible but limited. Historically, Arrowhead Resort near Spring City has operated seasonally from April through October, though current ownership indicates expanded operating dates, so confirm directly. Full-service resorts like Caney Creek and Rockwood generally remain open year-round with reduced amenities.

We had an amazing time renting this RV for our Great Smoky Mountains National Park trip! David and Teresa were incredibly friendly and welcoming from the very beginning. It was such a pleasure meeting and getting to know them. They took the time to give me a thorough walkthrough of the RV and clearly explained all of the systems, which made us feel comfortable and confident throughout our trip. Additionally, they created a manual that gives step-by-step illustrated instructions which was super helpful. They also made themselves readily available via call/text for any questions throughout our trip. The RV itself was in excellent condition, exceptionally clean, and had everything we needed and more. The layout was perfect for our group of five adults, providing plenty of space to relax, cook, play board games, watch movies, and sleep comfortably. This was such a fun adventure and a fantastic way to explore the area. We couldn't have asked for a better experience and would absolutely rent from David and Teresa again. Highly recommend!

This was our second time renting from David and Teresa! We will definitely be back again in the future.

How to book RV sites near Midtown
Most campgrounds in the Midtown area are privately owned and take reservations directly through their own websites or through third-party platforms such as Campspot, Good Sam, Hipcamp, and RVezy. Caney Creek RV Resort and Marina, Rockwood Marina & RV Resort, and Mountain Top RV Resort all accept online bookings and typically require a deposit at the time of reservation.
Be aware that some resorts enforce RV age and appearance rules; Rockwood Marina & RV Resort, in particular, reviews RV condition and reserves the right to approve each rig. Cancellation windows are commonly 14 to 30 days out, and holiday weekends often require a two- or three-night minimum.
For peak-summer waterfront sites, book eight to twelve weeks ahead. Shoulder-season and midweek stays can usually be secured with a week or two of notice.
What to expect on-site
The lakefront resorts in the Midtown area lean upscale by regional standards. Expect paved or concrete pads, 30/50-amp full hook-ups, and on-site marinas. Caney Creek RV Resort and Marina offers full hook-up sites with 30/50-amp service, cable, WiFi, laundry, and a bathhouse, with a next-door marina holding 200-plus open and covered slips. Expect a mix of transient and long-term neighbors, since the resort attracts both vacationers and seasonal residents.
Shade and site spacing vary. Newer parks trade mature trees for open lake views: reviewers of Rockwood Marina & RV Resort note that most mature trees were removed during construction, so shade is limited until landscaping matures. Older, family-run properties like Arrowhead Resort tend to have simpler amenities with sites closer together.
Cell coverage on major carriers is generally solid along the I-40 corridor, though WiFi quality varies by resort and site. Bring bug spray for summer evenings near the water, and plan for humid nights even when daytime temperatures are moderate.

tnstateparks.com/parks/cumberland-mountainWhen is the best time to rent an RV in Midtown, TN?
Midtown enjoys a long, generous RV season thanks to East Tennessee's mild climate. Spring (April through May) brings 65 to 78 degree highs, blooming dogwoods, and waterfalls running full at nearby Ozone Falls. Summer (June through August) is warm and humid with highs in the upper 80s, perfect for swimming and boating on Watts Bar Lake. Fall (late September through early November) is the local favorite, with crisp 60 to 75 degree days and spectacular Cumberland Plateau foliage. Even winter stays mild, often in the 40s and 50s, making shoulder-season RV camping Midtown very doable. Pro tip: book your fall foliage Midtown RV trip by early August, as October weekends fill up fast at lakeside campgrounds.
weather.gov/mrx/I've never rented an RV before. Will I be okay driving one in Midtown?
First time renting an RV? You're going to do great, and Midtown is actually one of the friendlier places to start. Your RVezy host gives you a complete walkthrough at pickup, covering propane, water, slide-outs, leveling, and driving tips, so you're never figuring it out alone. The roads around Roane County are mostly flat to gently rolling, with easy access to Interstate 40 and Highway 70, ideal for building confidence before you tackle anything mountainous. If you're nervous about driving a big rig, choose a smaller Class C motorhome or campervan rental Midtown hosts offer, or pick the delivery option so the RV is parked and set up when you arrive. RVezy support is also a text away 24/7.
tn.gov/tdot/driver-how-do-i/driving-laws.htmlWhat happens if I break down during my Midtown RV trip?
You're covered. Every RV rental in Midtown, TN booked through RVezy includes 24/7 roadside assistance as part of the renter protection plan, so help is just one phone call away whether you're parked at Watts Bar Lake or climbing the Cumberland Plateau toward Crossville. Roadside assistance handles common issues like flat tires, dead batteries, lockouts, fuel delivery, and towing when needed. Your host is also a great first call for quick troubleshooting on appliances, slides, or generators since they know their RV best. Pro tip: save the RVezy support number and your host's number in your phone before pickup, and snap photos of the propane and water hookups during your walkthrough for easy reference later.
help.rvezy.com/hc/en-us/articles/34008759079835-RVezy-renter-protection-plans-in-detailCan I take my Midtown RV rental on a multi-state road trip?
Definitely, Midtown is a fantastic launchpad for an RV road trip across the Southeast. Travel within the United States is allowed on RVezy rentals, so you can cross state lines into Kentucky, North Carolina, Georgia, Virginia, and beyond. Popular routes from Midtown include Great Smoky Mountains National Park (about 1.5 hours east), Asheville, NC via I-40 (about 3 hours), Nashville (about 2.5 hours west), and Mammoth Cave, KY (about 3 hours north). Travel into Mexico isn't permitted on RVezy bookings, and trips into Canada require host approval in advance. Confirm your planned route with the host through RVezy messaging so they're aware of your itinerary.
help.rvezy.com/hc/en-us/articles/360039340074-Insurance-coverage-validityHow much should I budget for fuel on a Midtown RV trip?
Fuel is usually the second-biggest line item after the rental itself, but it's easy to budget for. Class C motorhomes in the Midtown area typically get 8 to 12 miles per gallon, Class B campervans can hit 18 to 20 MPG, and towable travel trailers depend on your tow vehicle's MPG. Tennessee gas prices tend to run below the national average, often around $2.90 to $3.20 per gallon in Roane County thanks to lower state fuel taxes. A 300-mile weekend loop in a Class C motorhome rental Midtown families love would burn roughly 30 gallons, about $90 in fuel. Fill up in Kingston or Harriman where prices are typically cheaper than near the Interstate 40 exits.
eia.gov/petroleum/gasdiesel/How far in advance should I book a campground near Midtown?
For the best sites near Midtown, plan ahead, but you've got more flexibility here than at national-park gateway towns. Tennessee State Parks (like Cumberland Mountain and Fall Creek Falls) open reservations 11 months in advance through the official ReserveTNStateParks system, and summer holiday weekends sell out within hours of release. Tennessee Valley Authority (TVA) campgrounds like Melton Hill Dam can be booked through Recreation.gov six months out. Private RV parks around Watts Bar Lake usually have availability 2 to 4 weeks ahead, even in summer. Pro tip: if you're flexible on dates, midweek arrivals at Caney Creek RV Resort & Marina are often available last-minute and give you the same lakefront views without the weekend crowds.
recreation.gov/camping/gateways/2725What are the driving conditions like around Midtown, TN?
Driving conditions around Midtown are largely RV-friendly. The town sits right off Interstate 40 between Knoxville and Nashville, with flat-to-rolling terrain, wide shoulders, and good signage on US-70 and US-27. You'll cross the Tennessee River near Kingston, where bridges are tall and easy to navigate even in a Class A. Watch for afternoon thunderstorms June through August, occasional fog in river valleys at dawn, and a few steep grades if you head east toward the Smokies on I-40 through the Pigeon River Gorge. Avoid narrow back roads toward Frozen Head State Park in a long rig. Pro tip: fill propane and dump tanks in Harriman before heading into the Cumberland Mountains, services thin out fast once you climb.
tn.gov/tdot/driver-how-do-i/check-tennessee-traffic.htmlWhat amenities will I find at campgrounds near Midtown?
Campgrounds around Midtown are well-equipped for a comfortable RV stay. Most full-service parks like Caney Creek RV Resort & Marina and Soaring Eagle Campground offer 30/50-amp electric, fresh water, and sewer hookups at each site, plus on-site dump stations, hot showers, laundry, and Wi-Fi. Tennessee State Parks like Cumberland Mountain feature paved pads with full hookups, a camp store, and a swimming pool. Tennessee Valley Authority (TVA) sites at Melton Hill Dam offer water and electric with a central dump station. Free dump stations are also available at the Roane County Visitors Bureau area and several Pilot/Flying J truck stops along I-40. Pro tip: top off your fresh water tank before heading to any TVA primitive sites where hookups are limited.
tva.com/environment/recreationWhat's inside the RVs available for rent in Midtown?

Most listings on RVezy come fully outfitted with a queen or king bed, full kitchen (fridge, stove, microwave, sink, cookware), bathroom with hot shower and toilet, dinette, climate control, and seatbelted seating for travel. Class C motorhomes typically sleep 4 to 7, travel trailers sleep 4 to 8, and campervan rental Midtown options sleep 2 to 4 in a compact, fuel-efficient footprint. Many include extras like outdoor speakers, smart TVs, Wi-Fi hotspots, solar panels, and onboard generators, perfect for boondocking at Tennessee Valley Authority shoreline sites. Each listing's amenities are clearly listed, so filter for exactly what you need (like a generator for Watts Bar Lake boondocking).

Hosts on RVezy offer some fantastic add-ons to make your Midtown RV trip easier. Delivery and setup is the most popular add-on, especially to lakeside spots like Caney Creek RV Resort. Pickup is typically at the host's location in Roane County between 1 and 4 PM, with return by 11 AM, though many hosts offer flexible times if you ask through RVezy messaging. Mileage policies vary, from 100 miles per day included to fully unlimited, all clearly shown on the listing before you confirm.
tn.gov/twra/boating.htmlHow does payment and the security deposit work for a Midtown RV rental?
Payment is straightforward and secure on RVezy. You'll pay for your Midtown RV rental directly through the RVezy platform with a credit or debit card, with no cash exchanged with the host. A refundable security deposit is held separately from your booking payment before the trip starts and is released after the host confirms the RV was returned in good condition. To avoid any deposit issues, do a thorough walkthrough with your host at both pickup and drop-off, take dated photos of the interior and exterior, return the RV with the same fuel and propane levels, and dump the tanks if your agreement requires it. Easy, transparent, and stress-free.
