The trailer is deep cleaned and sanitized after each use for your health and safety. With delivery you will get set up to include trailer leveling, wheel chocking and stabilization, sewer hose connection, fresh water connection with water filter, power connection with surge protector to protect your valuable electronics while plugged into the trailer’s power, and a walk-through if requested (either in-person, by phone, FaceTime) to familiarize yourself with the trailers features and functions, if you’re not familiar with RV’s. Fully Equipped RV with a slide-out in great condition with all the comforts of home located in Springfield (Burlington County). The RV includes a Keurig coffee maker, toaster, basic pots and pans, toilet paper, hand soap and queen bed linens only. Will also include four camping chairs and an outdoor mat. Sleeps up to 8 people with loft bed, a sofa bed, dinette convertible bed, and a queen bed (Max 8 but I usually recommend no more than 6 so you're not tight sleeping, maybe 7 if small children are included in that number). Interior options include a 40-inch TV, DVD/BluRay player, microwave, refrigerator, freezer, stovetop and oven. Second TV newly installed in bedroom, bring your own streaming device or rent ours. A full awning with outdoor lighting is a nice addition. We can adjust pickup and drop-off timing to work best for both our schedules and discuss prior to rental period. $50 per hour late fee if dropped off after the agreed upon time. Equipment includes: Fresh water hose Sewer hose 30-amp electrical service Backup camera 4,000-watt generator 1. No smoking or vaping of any kind inside the RV. 2. Please return the RV in the same condition as delivered. You will not be charged optional fees if all tasks are performed including full gas tank, grey and black water tanks emptied and flushed out. RV should also be cleaned including surfaces wiped down, floor swept, appliances cleaned and bathroom fixtures cleaned. No mopping. 3. No off-road travels permitted. 4. No roof access permitted. 5. Please only use biodegradable RV bath tissue. No flushing of any other items. 6. Towing will only be allowed with authorization by owner. 7. The air conditioning, heater, generator, radio, microwave, stove, oven, television, etc. are convenience items. While not expected; If any malfunctions should occur with any of these items, no compensation will be made to you. These items are electronic and can break unexpectedly. For assistance, you are advised to consult with ownership of any issues that arise. 8. If any items are damaged or missing at the time of the delivery, renter risks forfeiture of some or all of the security deposit, at the owner’s discretion. 9. Renters will contact owner with any problems that occur during the rental period. 10. Tolls must be paid by renter. Please bring EZPass or cash to make payments. Any tolls not paid by renter is subject to a $50 fee for each toll. 11. Please no overnight boondocking as it puts wear and tear on the electrical system. 12. Minimum 25 years of age to rent.

In the lounge binge watching your favorite shows on our Roku Smart TV with cable hook up. The AM/FM/CD touch screen, with Apple Carplay and Android Auto compatibility, radio also has 2 outdoor speakers for when you want to relax outdoors under the power awning/canopy. Your pets are also very welcome on board. A shower separate from the toilet with its own private door. There is also a door separating the kitchen lounge area from the rear queen bedroom and the restroom area. This RV is self sufficient equipped with a a roof top air conditioner and heater, hot and cold fresh water tank and a generator so you can travel off the grid. This 2023 RV has countless amenities for you and your family to experience the great outdoors with many of the comforts and conveniences of home. - Sleeps 4 people. The rear bedroom features a queen sized bed, wall mounted smart TV, electric and USB ports and privacy curtain. The above-cab sleeping area is a cozy nook with a window and additional TV that also swivels out into the living area. The dinette easily converts into a third sleeping area as well. I can supply all bed and bathroom linens free of charge if you need them. - The full side slide out makes the living space very roomy for a Class C. The large dinette sits in front of a big window with lots of convenient lighting, electric outlets and USB ports in the living area. - The kitchen is stocked with dishes, cups, utensils, pots & pans and a coffee maker and well-equipped with a large two-door refrigerator/freezer, stovetop, microwave, and an oven! - The Chateau 24F bathroom is one of the best set ups I’ve seen in a class C. There’s a full vanity sink with a cabinet above and below. My guy is 6’2” and says the shower is roomy. There is also an outdoor shower. - There is a ton of storage inside and out including above bed and above dinette cabinets, a full mirrored wardrobe outside the bedroom area, a pantry closet and several kitchen cabinets. - Please note that the awning is disabled and NOT available for use during rentals. This is as much for your protection as mine. They are much more fragile than you'd think and the #1 thing that is likely to break. Also, the rear ladder is for maintenance access only! Do not walk, sit, sleep, dance, picnic, stargaze or otherwise use the roof. - Onboard generator that starts with the press of a button and a 100watt solar panel to support off-the-grid use. - Included at no additional charge: fresh bedroom and bathroom linens. Need something else? Just ask :) A few important notes: - I love my furry friends as much as you do. Please let’s discuss the four-legged family members joining you for your vacation in advance. I do charge a $100 per pet (max 2) non-refundable fee for your pets so that I can clean appropriately to ensure the next renter doesn’t know fido was ever there. - Tolls: I recommend that your bring your own EZ-Pass or bring cash for tolls you may hit. Any "toll-by-plate" tolls will be deducted from the security deposit at the end of your trip. - Absolutely NO accessing the roof is permitted as you will most likely damage something up there (or yourself) and end up dealing with an insurance claim (no fun). - I do not allow smoking of any kind inside the RV or directly outside (ie. sitting on the doorstep). You will note in additional fees that, at a minimum, you forfeit your security deposit if I have to clean and fumigate a smoky RV .. and nobody wants that. - Please note the RV location may be tracked using a remote GPS device. - No use of the trailer hitch to tow anything. Available for bike rack use only. When you return the RV all I ask is … - You return the gas at the same level as you started your adventure. Luckily, there’s a convenient gas station very close to my home base. If I need to go to the gas station, there is a charge of $75 + $6.00 per gallon refueling. - Please empty both the black and gray tanks before you return the RV. There is a $75 charge if I need to empty the black tank. - Leave the RV broom swept, free of trash, empty the refrigerator and place dirty linens on the shower floor. - Please be respectful of the next guest and return the RV on time. If you are running late, and I have some wiggle room that won’t impact anyone else’s vacation, you can always contact me. - ALL adults traveling must be ID verified on the platform.
